Soft washing uses low pressure and biodegradable cleaning solutions to safely remove algae, moss, lichen, and mildew from surfaces that could be damaged by high pressure — like asphalt shingles, wood siding, and painted surfaces. We use high pressure only on hard, durable surfaces like concrete, brick, and stone. Matching the method to the surface is essential to protect your property.

Not when done correctly. We always assess the surface type before selecting pressure levels, nozzles, and cleaning solutions. We never use high pressure on roofs — soft washing is the industry-standard method for shingles and tiles. The same care goes for wood and vinyl siding. Improper technique from inexperienced operators causes damage; our process prevents it.

It depends on the scope of work. A standard driveway or concrete cleaning typically takes one to two hours. A whole-house wash can range from two to four hours. Roof cleaning time varies by roof size and moss coverage. We give you a realistic time estimate when we quote the job so you can plan your day.

Not necessarily. Many customers provide access instructions and let us complete the work while they are away. We do recommend being available for a quick walkthrough at the end so we can confirm you are satisfied with the results before we leave.

Portland's wet climate accelerates moss and algae growth. For most homes, roof cleaning every one to two years keeps moss from taking hold and damaging shingles. Driveways and concrete generally benefit from annual cleaning to prevent oil and organic staining from becoming permanent. We can advise on the right schedule for your specific property after the first visit.
